01  The Method

Our IMMRSV™ Method

Five phases with one shared goal.

Stage 01 · 01 Mind Meld · 02 Deep Dive

Define.

Projects run smoother when everyone knows what they’re working toward from day one.

You get a real budget and a buildable direction before design starts. No watching the vision evaporate when the bids come in.

Stage 02 · 03 Big Idea

Design.

This phase sets the emotional and functional tone for the project.

You get a concept nobody else has. The moment people talk about, photograph, and come back for. Not a template with your logo on it.

Stage 03 · 04 Follow Through · 05 Socks Off

Deliver.

The real test of a project is how it feels once you start using it.

You get the space you were promised. Built as drawn, working as intended, and still paying off long after the photographer leaves.

02  You might be thinking

You might be thinking…

  • Possibly. We can’t speak for how others work.

What we can say is this: we’re brought in when the outdoor space needs to define the project.

When it has to stand out. When the site is complex. When it needs to perform, not just look good.

We design outdoor environments that are bold, integrated, and built to work in the real world. On the ground, on structure, or in the sky.

That’s why teams bring us in early. And why our work becomes the part people talk about.

I can always count on Loft Six Four to deliver a well-planned and cutting-edge site and urban landscape architectural design. I appreciate the attention to detail and ability to marry the architectural design style with the landscape and outdoor gathering/living areas.

  • Sure. You always can.

Cheaper usually means generic thinking up front, and less support when things get complicated.

Our clients don’t come to us to save on fees. They come to us to create iconic outdoor spaces, get visionary solutions, and avoid costly mistakes.

They know we’re by their side through delivery, sorting the details on site and making sure the shared vision gets built.

We’re not for everyone. If this resonates with you, let’s chat.

Their creativity is beyond imagination. But it was their responsiveness that made all the difference.
Tom Stuart · Founder + CEO, Tom Stuart Construction
  • It matters more than you think.

We may sound biased, but the numbers don’t lie. On our Park Avenue project, the rooftop pool terrace contributed more than $4 million in added property value through increased rental returns.

When the landscape is done well, it carries the experience. It becomes the place people choose to spend their time beyond their four walls.

That’s why our clients don’t treat landscape as an afterthought. They treat it as essential.

Post House is one of the most successful mixed-use projects in the country. Clients fly in from all over the US to see it. The design, the landscape, the place-making—it’s paying off in spades.
Pieter Berger · Principal, MVE + Partners
  • Earlier than feels natural.

The best time is schematic design, while the site plan, grades, and big outdoor moves are still open. That’s when the outdoor space can still shape the project instead of decorating it.

Second-best time? Now. We’ve rescued plenty of projects mid-stream. We’d just rather build the wow in than bolt it on.

  • Because we design for the people who’ll live there, not for the brochure.

We look hard at who the space is for, then shape the program around how they actually spend a Tuesday evening. It’s why Post House’s rooftops became the community, not the amenity.

Spaces designed around real behavior get used. Spaces designed around a checklist get photographed once.

  • Fair worry. Wrong way around.

We take ownership of everything outside the building: pools, structure coordination, materials, planting, lighting, furniture. One scope, one team, one throat to choke (ours).

Most clients tell us the outdoor package became the easiest part of the job to manage.

  • Usually? Nothing, because we’ve already been there.

Deep Dive pins a realistic cost range before anything gets designed, so the concept is ambitious and buildable from day one.

Grand visions mostly die at bid time. Ours are priced before they’re drawn.

  • No ‘design and dash.’

We stay through delivery: site visits, fast answers, punch lists, and the occasional roll-up-the-sleeves problem-solving session on a rooftop.

What gets built is what you were promised. That’s the whole point of showing up.
